Famco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Crown Repair: The Puyallup Owner’s Guide

Famco crown repair in Puyallup typically runs $340-$680 installed, depending on whether we’re sealing hairline cracks or rebuilding the full concrete cap. We stock Famco-compatible crown sealants and pre-formed crown forms on every truck, and most jobs are completed in a single visit. Most Puyallup homeowners discover the problem during the first heavy fall rain, when water starts dripping down the face of the fireplace or staining the ceiling near the chimney breast.

Which Famco Models This Applies To

Famco manufactured chimney caps, dampers, and venting hardware under several product lines from the 1980s through the early 2010s. The crown itself is the sloped concrete cap that seals the chimney top, not the metal cap that sits above it, but Famco’s cap designs often dictate how water sheds onto that concrete and where it pools.

We most commonly see Famco-related crown damage on homes with their CC series chimney caps installed, particularly the CC-8 through CC-12 round models and the CC-RS square series. These caps used a strapping system that bolts through the crown, creating penetration points where sealant eventually dries and cracks. If your cap still has a Famco label, check the stamped model number on the underside of the lid. No label? Measure the flue tile outer diameter and the crown’s overall footprint. The CC-8 fits 8-inch round flues; the CC-12 fits 12-inch. A 1-inch overhang on each side is the minimum for proper water shedding, and many original Famco installations in Puyallup’s South Hill neighborhoods were cut tight to the flue during the 1990s building boom.

We source crown repair materials through Haven’s buying network, including Famco-compatible components, DuraFlex, HeatShield, and Gelco products. Level Two Chimney Puyallup is an independent service provider with no affiliation to Famco Manufacturing.

Signs Your Famco Crown Repair Is Failing

Signs Your Famco Crown Repair Is Failing
  • Water stains on the ceiling near the chimney breast. The crown’s concrete has cracked or the sealant at the flue tile interface has failed. Water follows the path of least resistance, which is usually down the outside of the flue liner and into the framing.
  • White powdery residue on the exterior brick or stone below the crown. This is efflorescence, mineral salts left behind when water evaporates. It means water is getting behind the crown and migrating through the masonry, which accelerates freeze-thaw damage during Puyallup’s occasional hard freezes.
  • Chunks of concrete missing from the crown edge. Called spalling, this happens when water gets into the concrete matrix, freezes, and pops off surface layers. Famco caps with poor overhang dump water directly onto the crown edge, speeding this up.
  • Rust stains running down from the cap mounting straps. The bolts through your Famco cap are corroding because the crown sealant has failed at those penetration points. Rust expands as it forms, widening the cracks and letting in more water.
  • Damp or musty smell from the firebox in summer. Even without visible leaks, a compromised crown lets humid air into the flue. In Puyallup’s wet shoulder seasons, that moisture sits in the smoke chamber and breeds odor.

Replacement Cost & What’s Included

Service Price Range What’s Included
Crown sealant application (hairline cracks, intact structure) $340-$450 Surface prep, flexible crown coat, 5-year material warranty
Partial crown rebuild (spalled edges, minor structural loss) $480-$580 Form and pour new concrete to original profile, integrate with existing sound concrete, 10-year warranty
Full crown replacement (structural failure, extensive cracking) $580-$680 Remove failed crown, pour new reinforced cap with proper slope and overhang, 10-year warranty

What drives the range: crown size (single flue vs. multiple), access difficulty (steep roof pitch, height), and whether the flue tile itself needs resetting. Every quote is written and delivered before work starts, Haven Standard Clause 1. The documented photo record, Clause 4, shows you the cracks we found and the finished repair.

Here’s what you can safely check yourself: look at the crown from the ground with binoculars for visible cracks, spalling, or missing chunks. Check the attic around the chimney for damp insulation or water marks. These observations help us, but they don’t replace a camera inspection of the flue interior.

What goes wrong with DIY crown repair: the sealants sold at hardware stores are typically acrylic or basic silicone, rated for 2-3 years in our wet climate. We use elastomeric crown compounds formulated for chimney expansion and UV exposure, applied over a bonding agent. More critically, working on a chimney crown means working at height on a sloped surface, often near power lines. The concrete itself can be structurally unsound and collapse under weight. We don’t recommend owner repairs on crowns.
